An Energy Performance Certificate is a document showing the energy efficiency of a property. The rating system is between an A (most efficient) and G (least efficient).

An EPC contains:.

  • An energy rating between A (most efficient) and G (least) efficient.
  • A summary of the building features and elements related to energy efficiency (e.g type of walls).
  • The Environmental impact of the property.
  • Recommendations on how to save money by improving energy efficiency.

A valid EPC is a requirement by law when selling or renting your property

Since 2007, having a valid EPC when selling or letting a property is a legal requirement. The certificate expires every 10 years and can be used multiple times within that period when selling or letting that property

It is the law that the EPC document is made available

The EPC must be made available to a potential buyer before the sale of a property or signing of the rental agreement by a potential tenant.

An EPC is NOT required if any of the following apply:

  • If the property being sold is intended to be used for less than 4 months a year
  • Temporary Building that is expected to have a useful life of less than 2 years.
  • Stan-alone building with a total useful floor area of less than 50 sq/m.
  • Listed Buildings

The assessor will arrive at your property and carry out an inspection. For properties up to 3 bedrooms, this will take around 15-20 Minutes.

Payment can be made to the assessor after inspection by cash, card or Bank.

Results

Your EPC will be put on the register and emailed to you immediately after payment is made to the assessor.
